Founded in 2003, The Rainier Companies has closed over $2 billion in Commercial Real Estate transactions. We specialize in Value-Add Equity Investing, Preferred Equity & Mezzanine Debt Investments and third-party Asset Management.

Co-founders Tim Nichols and Ken Dunn have been investing together since 1996 and the Principals at Rainier have more than one hundred years of collective experience in real estate acquisitions, financing and operations. We place a high value on long-term, quality relationships. Over 70% of our employees have been with Rainier for more than five years and many investors in our earliest deals continue to invest with us today.

VALUE-ADD EQUITY INVESTING

Rainier actively pursues value-add real estate investment opportunities with high-quality developers and operators on projects. Our primary focus is in the southern United States but we will consider projects nationwide. These projects are capitalized through Rainier syndications with institutional investors, family offices and high net worth individuals.

Through joint venture structures, Rainier joins entrepreneurial commercial real estate operating partners possessing significant local market knowledge, specific asset category experience and a demonstrated track record of operating success. Target project sizes range from $5 – $50 million, typically with 60 – 75% debt-to-equity utilization. Total return targets are 18%+ over a three-to-five year holding period.

PREFERRED EQUITY & MEZZANINE DEBT INVESTMENTS

Rainier funds bridge loans, preferred equity and mezzanine debt investments in high-quality, income-producing commercial real estate investments throughout the United States. Combined with any other senior debt we typically limit our exposure to 85% of the fair market value of the properties.

Generally, each loan or investment is structured to provide a current yield of 7.5 – 10% and total returns of 14 – 18% annualized or more. Loan terms have five or fewer years maturity dates and equity investments carry substantial control rights if not repaid within a five-year repayment date. Rainier targets opportunities ranging from $2 – 10 million and all income-producing property types are considered.

Rainier has made more than 70 individual Preferred Equity / Mezzanine Debt investments, exceeding $150 million in aggregate.

ASSET MANAGEMENT

Rainier provides third-party asset management and investor services to numerous institutions, private investor groups and real estate owners. Services include tax and financial reporting, lender negotiations, tax protesting and acting as liaison between investors, property managers and brokers.

Rainier currently provides asset management and investor services for more than $1.5 billion of commercial real estate.
